In April 2023 the London Borough of Hounslow granted planning permission for new buildings at 2 Larch Drive, currently the site of a B&Q store and car park. In the picture below, you can see what was granted , alongside other buildings that either currently exist or have been granted planning permission in the local area.

We are now seeking to make minor changes to the approved application. The image below shows how the revised buildings will appear – as you can see, the new proposal is very similar.

Below, we can see a side-by-side comparison of the consented scheme and the changes that we propose. You can see that the majority of uses remain the same. We are looking to introduce purpose-built student accommodation (PBSA) and re-define the Technology Showcase to a Motorsport Technology Showcase, accompanied by a new educational building. Hudson Square remains at the heart of the scheme, offering excellent opportunities for recreation and relaxation for everybody.

There is no change in the number of new homes proposed, with the figure remaining at 234. There will now be 189 hotel rooms, a small reduction from the 197 originally proposed. The education space will house around 1500 students and the purpose-built student accommodation will contain around 275 bedrooms.

We can now break down how the site will appear from various vantage points. For each of these plans, you can click to enlarge for a closer view – this will also show you the vantage point of the sketches that you will see.

The first series of sketches show the views from Chiswick. Prominent in some of these sketches is Holly House, the 23 storey building granted consent in 2023, but not yet built, on the now-empty former site of the NatWest bank.

We will take the opportunity offered by these revisions to further improve the local landscape, with new green spaces and new tree planting.

As you can see, the proposals will retain the height, bulk and massing of the consented scheme while offering further opportunities for education and exhibition of the latest in motorsports.
